Please find our basic guidelines and needs list below. These requirements may vary slightly per property. We may be able to accept a higher
security deposit in lieu of one or more of the requirements below.
The property's owner ultimately has the final decision -
ability to accommodate an increased security deposit amount does not necessarily guarantee approval.
Income: 3x the rent in combined income across all applicants (local jurisdictions may set a lower limit)
Credit: 650+ credit score for all adult occupants
Background: Clear of previous evictions and criminal convictions
Needs List:
- Identification Documents: State Driver's License, ID or Passport
- Income:
- Employee: W2 or Employment offer letter, Paystubs, Bank Statements (recommended)
- Self Employed or Contractor: Tax returns, 1099s, Yearly/Monthly Statement/P&L, Bank Statements
- Subsidies or assistance from federal, state, or local public sources such as section 8, G.I. Bill housing allowances, etc.

Applicant agrees to pay a non-refundable application fee of: $40. Applicant agrees to receive SMS, email and phone calls as part of follow ups on their submitted application.

Application Selection Criteria: Applicants understand that more than one application may be received on a property. Ziprent filters and presents applications to the property owner based on the criteria above. The owner of the property will make a final decision on application approval. The property will remain on the market during the application process and will only be taken off the market when a deposit has been paid, and a lease agreement has been signed.
Truthfulness Attestation: I, the undersigned applicant, certify that my answers in this application are true and correct. I understand that if any part of my application has been falsified, it shall be grounds for denial of residency or future eviction if discovered after moving into a property. I understand that a home will continue to be offered for lease until I have paid a deposit to hold the unit for my move-in. I understand that my security deposit will be NOT refundable if it is discovered that I falsified my application to hide information that could have caused my application to be denied.
